///Our Story

2025 NAI Legacy Property Management

In 2025, with approximately $900k in annual management fees, 2M SF of management in 4 states, it was time to expand our vision to full service and include investments and brokerage. Mel met Duane Lund and Garrett Farmer to discuss merging businesses. Just 6 months in and we are over 6M SF managed and $1.2M in annual management fee income.

2018 Clarity Commercial

9 years later, in 2018, the commercial portfolio had grown to approximately 1M SF of commercial properties and annual management fees of over $400k, and now in 3 different states. Recognizing the different business model for commercial RE versus residential, Mel and the owners of NCMGI formed Clarity Commercial Services (Clarity).

2009 New Concepts Management Group

In 2009 it was decided to sell the family business to New Concepts Management Group (NCMGI). We had grown to 20 properties and about $250k of management fee income between commercial and residential properties. The intention was to move all residential to NCMGI and grow the commercial RE portfolio.

2007 Managment Services Worldwide (MSW)

With the merger of VOS and WPM in 2007John and Val Westby along with their daughters and son-in-law start a business that could be built into a family legacy. With about 20 different accounts, the family made an intentional decision to rebrand itself to fully encapsulate their vision. The vision had outgrown its previous initiative and was quickly becoming more than Common Interest Communities, commercial RE and growing outside of MN.

2002 Westby Property Management (WPM)

Westby Property Management was formed out of the need to manage commercial associations in a Common Interest Community environment. We started with 4 properties (including the Association VOS was in).

1999 Virtual Office Support

Valerie Westby, Lori Madson and Sarah Schultz start a family business in the basement of the Westby Townhome. The 3 ladies build a business providing administrative support for small to midsize businesses. In 2002 VOS purchased an office in a Town Office Association and moved out of the Westby basement.
